PURPOSE

• More play time with the creation of a new playroom on the garage level with convenient access to the back yard deck
• Convenience of a larger linen closet
• Enjoyment of more outside light in the master shower by the installation of a glass wall
• Uniqueness of a custom floating lavatory and shelving, with a wall-mounted toilet
• Warmer mornings started with the luxury of electric heated flooring

PROCESS

• Addition of new play room with installation of exterior door for access outside
• Installed an exterior door in the playroom
• Concealed trough drain to keep a flat tiled floor
• Salvaged the existing hex tile floor for re-use
• Rebuild of existing double hung window
• Reconfiguration of forced air heat duct to be at the kick board of new cabinetry
• Seismic upgrade in garage
• Steel beams installed to comfortably allow for two cars
• Plumbing and electrical upgrade in effected areas
• Asbestos abatement to create cleaner environment in the garage
• Furnace upgrade
